Planning or Permitted Development?
As every project is different with its own complexities, whether planning permission is required isn’t always a simple answer. We are here to help you understand and guide you through the process.
Some home improvements do waive the requirement for planning permission; however, this comes with various restrictions and stipulations which need to be followed. It’s always advisable that you seek professional advice prior to undertaking a project as this will help to prevent remedial action or in worse case, even potential prosecution.

Permitted Development
Permitted Development is any project where planning permission isn’t required. An example of this would be any internal alterations to a property such as the repositioning of internal walls. Windows can be replaced under permitted development, provided they are in keeping with the original and don’t include the changing of external appearance or new bay window.
The permitted development rights also apply to some house extensions to the rear (both single and two storey). There are strict conditions which include the scale, eaves and ridge height, roof form and the use of appropriate materials. Loft conversions which will include the addition of a dormer window or roof light can also fall under permitted development providing restrictions aren’t in place.
All work undertaken require validation at the end of a project, so ensure you have consulted professionals. When selling a house, official evidence is required to ensure the safety of the build and all structural changes.
Article 4
Article 4 directions may be imposed by local authorities which restrict the permitted development rights usually afforded homeowners. This can prevent extensions, window replacement and other various rights. This are local to certain areas and can impact your PD rights.
Conservation Areas & Listed Buildings

Agricultural Buildings and Barns? What is Class Q?
Class Q is a form of permitted development allowing the conversion of agricultural buildings into residential use. This is much quicker and more straightforward compared to a full planning application. Furthermore, Barn conversions are beautiful and desirable. It's also an option to sell the barn with permission and drawings, increasing the value whilst saving money by not taking on the construction costs themselves.
There are some restrictions outlined below:

Doesn’t apply in AONB, Conservation Areas, SSSI, National Parks or if your building is listed.

The building needs to have been used for agricultural purposes since March 2013.

The building must be capable of conversion, with solid roof and walls.

The Structure itself must be able to be converted, using existing foundations and load bearing floor.

Can I Extend Over My Garage?
In short, yes! In some cases, this can be done under Permitted Development. There will always be important design considerations to make throughout the process and strict stipulations to follow. Building over your garage can be cost effective way to increase value and space to your property.
